Home Watch Services offers professional services for everyone, and an opportunity for you to enjoy your time away from home. As key holders we will care for, service and respect your Condo, rental property or vacation home. Our company is built on integrity and accountability, so my employee’s and I are the only people inspecting your property, plus we integrate your home with a written record of inspections. During routine inspections Home Watch Services will make a reasonable attempt to neutralize any situation and immediately notify the owner. If your property requires professional services, we can either recommend or help you find the services you need.

HOME OWNER'S INSURANCE VALUE service; for owners who want
an inventory of their property.

OWNERS/LANDLORDS:
For the Residential or Commercial Landlord, we do Weekly or monthly
inspections.

HOME WATCH TO-DO CHECKLIST:

 Interior

• Interior Air Conditioner checked for proper setting and operation
• Doors and windows checked to assure they are secure
• Doors and windows checked for forced entry damage and vandalism
• Check for signs of obvious water leaks from interior sources (i.e. hot water heater, interior plumbing)
• All smoke detectors will be checked for proper operation
• Check for signs of obvious
  water leaks from exterior sources
• Check refrigerator for proper operation (if left on) or mildew accumulation (if turned off)
• All rooms are inspected for evidence of roof leaks, including door and window frames
• Electrical service panel will be inspected for tripped breakers caused by power surges
  and re-set
• Home checked for condition and cleanliness left by authorized vendors/guests 
• Unless otherwise requested, all faucets will be turned on and run water through sinks, tub/showers.
• Toilets will be flushed to prevent dried gaskets and traps
• Visually check for pests/insects/rodents
• Check water heater
• Verify laundry room water supply lines turned off
• Check all lights
• Run washing machine on rinse cycle, once per month
• Run dishwasher, once per month.

Exterior

• Check for lawn damage
• Check for exterior lighting issues
• Check for any problems with vents
• Check for drainage problems
• Remove all unwanted fliers/newspapers
• Remove Mail (if applicable)
• Check Pool/Spa for water level and discoloration
• Assure Pool Pump is running
• Check pool cage/screens for damage
• Check for storm damage
• Check for forced entry
• Check for broken windows or doors
• Check doors, including garage – all locked
• Pick up, properly discard unwanted newspapers, leaflets, door hangers, etc.
• Check to be sure exterior lighting including porch, garage, motion detector, are operational
• Check appearance of equipment such as air conditioning
• Note roof condition

Additional services upon request Construction Services: We are state certified licensed and Realtors to do work anywhere in Florida. We are equipped to handle any job from basic repairs and handyman projects to kitchen and bath remodels and entire home renovation. 

Closing home after departure: ($150.00 Fee)

• Turn off water main.
• Switch off water heater breaker.
• Unplug all electronics, floor lamps, etc. to conserve energy costs.
• Adjust a/c to desired setting.
• Remove any and all perishable items.
• Turn down fridge, turn off ice maker, and put in baking soda.
• Sanitize toilets / Saran wrap.
• Place garbage and recycling at curb for pick up.
• Set Security system.

Opening home prior to arrival: ($150.00 Fee)

• Restore electric and water
• Restore a/c settings
• Open blinds and drapes
• Turn up fridge and turn on ice-maker
• Stock fridge with owner specified list (hourly rate applies plus cost of groceries)
• Set clocks on appliances
• Turn on outside lights

Pre and Post storm preparation: ($250.00 Per Hour)

• Install and remove shutters
• Remove and replace patio furniture
• Post storm clean up
• Post storm assessment (includes photo report)

**All rates are depending on size and amount of time spent in your home.

Purpose of Agreement: The purpose of this agreement is to state the dues and obligations of Jackson Home Watch Services and the client as well as to specify the respective care and handling of the home and/or other services client desires. The referenced home information is fully described in the Contract and said information is necessary for service commitment.

Save Harmless and Indemnify: The owner/homeowner hereby agrees to indemnify and hold harmless Jackson Home Watch Services representatives, agents and employees from any and all liability that may result from damage suits or claims in connection with the provision of the services described within this Agreement, and from all liability for injuries to persons or property suffered or sustained by any person whomsoever, and to carry adequate homeowner's insurance to protect the interests of parties hereto.

Termination: Either party may terminate this Service Contract within 30 (thirty) days upon written notice. Upon cancellation, Jackson Home Watch Services shall return all keys, codes, and openers to Client and Client shall submit all fees due and payable to within 10 (ten) days of RECEIPT OF TERMINATION NOTICE.  

Authorization on and Approvals:

* All parties confirm the Service Contract provided by Jackson Home Watch Services and the information provided by the Client is understood and agreed upon.
* Inaccurate or incomplete information is the responsibility of the Client and will void all responsibility of said services.
* This document confirms the approval for limited access to the Client's property for the home monitoring services. Any emergency will be handled as detailed in this form set with charges due upon per agreed conditions. 

Purpose of Agreement: The purpose of this agreement is to state the dues and obligations of Jackson Home Watch Services and the client as well as to specify the respective care and handling of the home and/or other services client desires. The referenced home information is fully described in the Contract and said information is necessary for service commitment.
